Real Estate Acquisition, Development and Financing

Michael M. Sketch has extensive experience in the acquisition, development and financing of real estate projects that include residential, commercial and industrial subdivisions, as well as individual sites for single purpose entities. He has overseen multi-million dollar projects from the concept development stage through building construction and/or acquisition, which has included all phases of construction, whether new construction or renovation.

Among the acquisition and development phases, projects may include negotiation of specific contracts with multiple parties of interest; drafting of easements, restrictions and protective covenants to protect the interests of his clients; and overseeing and managing the details to ensure successful close of the project. Mr. Sketch has negotiated multi-million dollar financial transactions with numerous financial institutions to ensure successful real estate development projects.

Mr. Sketch has represented most of the firm’s developer and banking clients, providing counseling on sophisticated, multi-million dollar commercial developments, land acquisitions, developments and financing. His practice has comprised all aspects of real property law including land development, title insurance, curing title defect issues, zoning and land use, sales and acquisitions, leasing, taxation and project financing. Commercial Lending and Leasing

Through over 30 years of practice, Michael M. Sketch has developed a broad based commercial lending practice that involves real estate based financing and asset based financing.

Representative clients include conventional banks and financial institutions, as well as insurance companies and capital equity groups. Types of lending include construction lending, convertible loans, short term and long term loans, revolving lines of credit and capital expenditure loans.

Additionally, Mr. Sketch has extensive experience in representing landlords and tenants in commercial leases, including shopping center spaces, which involves negotiating with national chains.  Projects include spaces for anchor tenants, boutique tenants, and leasing of outlots for specific purposes.

Shopping center projects may address public restrictions as well as private restrictions and may involve negotiating with governmental entities for project approval. Michael is keen to draft specific language such as use restrictions to provide for the proper tenant mix from a landlord’s perspective and use restrictions to provide market protection from the tenant’s perspective.

Estate Planning and Probate

In addition to his commercial practice, Michael M. Sketch has represented many individuals over his years of practice with estate planning, estate administration and probate issues. He counsels individuals on the proper mechanisms to provide for the disposition of one’s property, including wealth preservation, succession of family businesses and trust arrangements. When appropriate, he guides his clients through the probate procedure to ensure client’s interests are properly protected.

For the last 30 years, Michael M. Sketch has developed a unique practice by providing legal representation for adoptions and the legalities of the termination of parental rights.

Over the years, Mr. Sketch has become one of Northern Kentucky’s most experienced attorneys in adoptions. He is recognized as a leading authority on adoption law in Kentucky. Community

Michael M. Sketch has served on the Boards of many charitable agencies and non-profit organizations and volunteered countless hours of his time in service to the community.

Most notably, he has served on the Board of Trustees of the Redwood School & Rehabilitation Center for over 20 years. He served as Board President and in other Board roles; labored to raise awareness of the needs of the developmentally disabled; assisted in fundraising activities; and to this day continues to serve as Trustee Emeritus.
